Near Todd is a spacious modern barn conversion property set over three levels with plenty of space and a private sheltered garden area (1 dog welcome).Families and couples will find Near Todd a comfortable and convenient base for all sorts of active, or relaxing holidays. We love the fresh, modern feel of the rooms which have oak furnishings and have been decorated in a range of muted, relaxing tones, enhanced with lots of great artwork and decorative touches. Outside there is a sheltered furnished patio and garden area (some areas may not be fully 'dog-secure'), and a secure garage for storage of bikes etc (not cars).

This property is wonderfully positioned in quiet countryside within easy reach of Kendal and the main route into the Lake District. Near Todd is one of a small development of similar properties and is accessed via a tarmacked lane.

Enter into the hallway to access the kitchen and lounge areas. The country-style kitchen is very well equipped and ergonomically designed for ease of use. The lounge area is a great sociable space that has a lovely light and airy feel and is comfortably furnished with a corner sofa and additional easy chair. The dining table is handily positioned in the lounge, just a few steps from the kitchen. Step out through the patio doors to the patio and garden and enjoy a refreshing drink al fresco as you breathe in that clean Lake District air.

Upstairs to all the bedrooms. On the first floor is a bedroom with Kingsize bed and views towards the rolling hills. The other bedroom is a twin room with jolly decor and ideal for children. On this level, there is a family bathroom with a shower over the bath. Upstairs again to the top floor and the third bedroom which has a Kingsize bed, skylight window both a desk and a dressing table. Also on this level is a shower room with restricted headroom shower enclosure.

Outside, there is one dedicated parking space, a secure garage with washing machine and dryer, and space for you to store bikes etc. The rear garden is enclosed for your furry friend (not guaranteed escape proof due to a small gap to the neighbouring garden) and gets plenty of sun throughout the day.

A nearby public footpath is great for stretching the legs and, just a few hundred metres up the road (no pavement), The Gateway Inn is a local popular pub serving food. All of Kendal's facilities and attractions can be reached on foot in around 30 minutes.

Ground floor:

  • Lounge with fabric corner 4 seater sofa and two easy chairs. Dining table and six chairs, Smart TV, radio, patio doors to the rear garden and patio.
  • Board / children's games.
First Floor:
  • King-size bedroom with oak bed, hanging rail and shelf, chest of drawers, full-length floor-standing mirror, bedside cabinets, bedside lamps, hairdryer.
  • Twin (3ft) bedroom with oak beds, chest of drawers, bedside cabinets and lamps.
  • Bathroom with boiler-fed shower over bath - rain head and hand-held head, WC and a basin with storage unit.
Second Floor:
  • Kingsize bedroom with oak bed, chest of drawers, bedside cabinets with lamps, easy chair, desk and chair, hairdryer.
  • Shower room with electric shower, WC and basin.
Exterior:
  • Garage (no access for vehicles) with washer and dryer. Ample space for bike storage.
  • Rear garden with paved patio, 7 steps to the upper garden with grassed area. The garden is enclosed by a combination of stone wall, beech hedging (some gaps may allow smaller dogs through), and fencing topped with barbed wire (approx 1 metre high) - see photographs.
  • Dining table and chairs on the patio.
  • Please note that there is no garden access at the front of the property - this area belongs to neighbour.
  • Parking - it is important that your car is only parked in the designated space. Pre-arrival information will specify where to park.
  • One dog permitted. Please enquire if you have more than one dog.
    • Dogs must not be left unattended at the property.
    • Dogs are not allowed upstairs, or on furniture.
    • The rear garden only is enclosed but not guaranteed secure.
  • The patio has a table and chairs.
  • There is a gate in the rear garden leading to the tarmacked access lane.
  • Bed linens, towels and a starter supply of consumables is supplied (dishwasher tabs, washing up sponge/ cloth, cling film, foil).
  • Starter supply of coffee pods, Farrer's tea and coffee sachets, and UHT milk provided.
  • Wi-fi is sufficient for streaming but not superfast. Mobile phone signal is quite good on the upper floors.
  • Cot and high chair available free of charge upon request. Bedding is not supplied for the travel cot.
  • Smart TV services such as Netflix will require you to have your own password.
  • Gas central heating throughout.
  • Parking - IMPORTANT. There is one dedicated parking space in front of the garage. Additional cars must be parked off-site. The nearest road parking is about a 12-minute walk away.
  • Unloading of cars - you may initially bring more than one car on site for unloading / drop off only.
  • Visitor spaces for cars - there are two visitor spaces on site. However, use of these spaces is restricted to short periods of up to 1 hour before cars must be moved off-site.
