The cottage, built in 1939 and still owned by the same family, is tucked away in a peaceful location down a farm track overlooking Hilton Beck and Brackenber Moor. It is just a short drive from the historic market town of Appleby-in-Westmorland. Yet, despite its seclusion, you'll find yourself surrounded by beauty. The property boasts private gardens, perfect for a quiet morning coffee while taking in the fresh country air.

The four-bedroom property is on the ground floor, except for the dormer bedroom, which is a twin with en suite facilities. The extensive lawned gardens, including the fruit trees at the rear, are beautiful and well-maintained, providing a wonderful space to enjoy the outdoors, perhaps for a barbeque or a few G&T's.

Langton Beck is a paradise for those who love exploring the outdoors. Numerous public footpaths crisscross the countryside right from your doorstep, leading you through stunning landscapes. Brackenber Moor, reached by a charming wooden footbridge over the beck, is an attractive area of moorland that, as a traditional common, is open to all. Feeling more ambitious? High Cup Nick, the Coast to Coast Path, and the Pennine Way are all within easy reach for an unforgettable trek. Cyclists will be spoilt for choice exploring quiet country roads with stunning scenery; many routes, including the Pennine Cycleway and Sea to Sea (C2C), pass through the area. To relax, Aqua Sana at Center Parcs Whinfell Forest and Appleby Manor Hotel offer spa packages.

Golf enthusiasts will rejoice! The visitor-friendly Appleby Golf Course is just a stone's throw away, offering a scenic par 68 course and a welcoming clubhouse. Ground Floor:
  • Kitchen: Bosch electric oven and hob, dishwasher, washing machine, fridge and separate freezer, toaster, kettle, microwave and plenty of cupboard space.
  • Dining Room: Dining table with 8 chairs, door to the side garden and a feature fireplace. Two armchairs provide a wonderful space to relax with tea or a book and admire the views.
  • Living Room: It has a three-seat sofa, five armchairs, a 42-inch Freeview smart TV with streaming apps (own account required), and a working open fire set in the original brick fireplace. The patio doors lead to the outside patio and the south-facing garden with views to the garden, golf course and fells beyond.
  • Bedroom 1: King-size double bed with bedside tables and lamps, a chest of drawers and fitted wardrobe for clothes storage and a decorative feature fireplace. Views to the front garden.
  • Bedroom 2: Standard double bed with bedside tables, lamps, and wall hooks for clothes storage. View to the side of the property.
  • Bedroom 3: Two single beds with bedside tables and lamps, a chest of drawers and a fitted wardrobe for clothes storage, a basin in the corner and an armchair. Views to the side of the property.
  • Bathroom: Bathtub and separate shower cubicle with a mains-plumbed shower. Basin and toilet and heated towel rail.
  • WC: With toilet only.
  • Storage under stairs housing the outside chairs.
Dormer Room:
  • Accessed via stairs with a split-level landing.
  • Bedroom 4: Two single beds with a bedside table and lamps, a dressing table with drawers and a wardrobe. Views to the garden, golf course and fells beyond.
  • En-suite bathroom: Shower cubicle with mains-plumbed shower, basin, and a toilet.
Outside:
  • Extensive lawn garden with fruit trees. Outside garden furniture is provided.
  • Parking for up to three cars.
  • Undercover unsecured storage for bicycles in the garage.
  • The rental price includes bed linen, towels, services, a starter wood supply for the fire, dishwasher tablets, washing up liquid, tea towels, dish cloth, sponge, and Wi-Fi (26Mb/s). Perishable items, such as tea, coffee, etc., are not provided.
  • Complimentary Wi-Fi (26Mb/s) is available for guests, and there is also a good mobile phone signal.
  • One dog is welcome—additional dogs are strictly by prior arrangement and subject to breed. The garden is not fully enclosed, and dogs are not to be allowed on the beds or furniture.
  • Central heating throughout. Additionally, portable oil radiators are in each of the bedrooms if required.
  • A travel cot and a high chair are available on request. Please let us know when booking.
  • Guests are welcome to store bicycles in the garage, but it is unsecured; please bring your own bicycle locks.
  • Please take care in the driveway area due to uneven surfaces.
  • Smoking (including e-cigarettes and vapes) is not permitted indoors.
  • Parking in much of Appleby is free; however, motorists need to display a parking disc, which is free from the Tourist Information Centre and most local shops. 
  • Appleby Town Centre is 1.5 miles from Langton Beck
