Linstead House is a well-appointed modernist, dog-friendly townhouse that is comfortably furnished and stylishly decorated. Thanks to its elevated location, Linstead House enjoys far reaching views over Kendal and the fells beyond. You can enjoy the views through the large skylight windows on the top level, or step onto the cute mini balcony for a breath of fresh Cumbrian air. Unusually, it is set over four levels so you can spread out to enjoy privacy in different areas of the house and there is even a sheltered rear patio area to enjoy the morning sun. The location is brilliantly handy for walking the few minutes to Kendal town centre, yet it is set back 60 metres off the road and accessed by a pedestrian walkway, so a peaceful night's sleep will be yours.

The property has an upside-down layout, and you enter into the kitchen/dining room. A good ergonomic design and plenty of storage ensures all cooks are well catered for. An unusual architectural feature here is the wide sloping skylight window, through which you have a great view over the rooftops of Kendal to the countryside beyond. Down a flight of stairs to the stylish lounge, which has both a main seating area with TV, and a raised 'mini-library' reading area complete with a rocking chair for you to relax with a good book. A small balcony is accessed via the lounge to give you more views over the town - ideal for a summer evening drink.

The lower two floors contain the three bedrooms. On one level there is a double bedroom and a single bedroom, as well as the house bathroom (shower, basin and WC). Down again to the lower ground floor where you will find the master double bedroom with en-suite containing a bath, WC and basin. Note that the multi level design makes this property unsuitable for infants and younger children, or adults with mobiity issues.

At the rear of the property is a sheltered patio area (a morning suntrap) with bushes and a bench. As the property is off the main road, a parking permit for one vehicle will be provided (available from June 2025) and can be used on the nearby main road. There is also on-street parking nearby, which is time-limited during the day but free overnight (first come, first served). If you want to stretch your legs and give your dog a run-around there is a green area (Castle Howe) which is reached from the path to the property, via a 50 metre footpath up to a flat grassy open area.

Linstead House is easily reached by public transport from Kendal (or Oxenholme) railway station Whether you are coming for outdoor activities, events at the Brewery Arts Centre (5 minutes walk away) or enjoying the town attractions of Kendal, Windermere, Ambleside, and beyond, Linstead House will be a great choice.

Middle Floor level 1:
  • One level down from the kitchen is the lounge with a three-seat and two-seat sofa, additional easy chairs, TV, occasional split level 'library' area with big choice of books, and a rocking chair. Patio doors to the small (seats two) balcony with two tall chairs.
Lower Middle Floor:
  • Double bedroom with metal bed framed double bed, wardrobe, bedside stools with lamps, sloping skylight window.
  • Single bedroom with daybed style 3tf bed, skylight window.
  • Shower room with corner shower cubicle, basin, and WC.
Lower Ground Floor:
  • Bedroom with shaker style oak bed, wardrobe, chest of drawers, bedside table and lamps.
  • Bathroom with bath, basin, and WC.
  • Utility witth a washing machine.
Outside Space (rear of property, accessed from lower ground floor):
  • Steps down to a paved rear garden area with a bench.
  • Nearby public open space (Castle Howe).
Parking:
  • Until June 2025 - On-street parking according to signage on restricted daytime stay limits (unrestricted overnight 6pm-8am and all day on Sundays)
  • From June 2025 there will be a permit for one vehicle for anytime parking on the main road within 200 metres of the property.
  • Bed linen, towels and essentials provided.
  • 1 x dog permitted. Additional dogs may be accepted at the owner's discretion.
  • Nearest Train Station: Kendal Train Station (16 minute walk). Kendal Bus Station is a 10 minute walk away.
  • Access to the property is via a wide tarmacked footpath, approximately 60 metres from the nearest road.
  • No travel cot or high chair provided. The design of the property makes it unsuitable for infants/ youn children and those who may struggle with too many stairs.
  • Four flights of stairs.
  • Gas central heating.
  • No smoking / vaping, use of candles or incense sticks anywhere inside or outside.
  • Parking permit (from June 2025) for one vehicle which can be used for nearby on street parking (within 200 metres). The nearest public car park (Dowker Lane) is a five minute walk away.
  • Until June 2025 on-street parking within 200 metres is time-limited for daytime parking, but it is unrestricted between 6pm and 8am and unrestricted all day on Sundays in most locations.
