Rooking Cottage, situated in the picturesque village of Patterdale, is a beautiful three-bedroom stone house that has been thoughtfully refurbished to a high standard, filled with modern comforts.

It's said that the kitchen is the heart of the house, and this Ullswater cottage has a stunning kitchen! The open-plan layout comprising the kitchen, large breakfast counter and dining area is a perfect space for the family or friends to gather while cooking up a storm and discussing the day's activities.

On the warmer days, slide open the large patio door, extend the dining area to the outside patio area and light the BBQ for alfresco dining. The views of the fells are just incredible!

In the colder months, the underfloor heating and double glazing make the house toasty warm, and with the wood-burning stove in the living room you'll thaw out in no time. The boot/utility room, off the kitchen, provides plenty of hanging space and extra heating to dry out your wet gear.

Upstairs are three lovely bedrooms, each benefiting from views of the fells. One of the double bedrooms is en-suite, and the spacious second bedroom is the bigger of the three, with dual-aspect windows and a pair of full-size single beds that can be zipped and linked to form a super-king double if required. The third bedroom is a single bedroom with a full-size single bed. This room is best suited for children.

Locally, in the village of Patterdale, you have the White Lion Pub and the Patterdale Hotel; both offer a good range of ales and good food too. The Old Water View serves a fantastic range of local gins and other drinks from its idyllic riverside bar. Less than a mile further is the village of Glenridding, larger than Patterdale; you have a few shops, a convenience store, more pubs, and the Pier for the Ullswater Steamers.

Overall, Rooking Cottage is a perfect choice for a family holiday and an ideal base to explore the fells and the lakes from your doorstep or the wider Lake District area.

Ground Floor - with underfloor heating throughout:
  • Open-plan dining and kitchen, with heated stone flag flooring.
    • Kitchen comprises a large breakfast counter and plenty of local slate work surfaces, two full-size single ovens, five-ring induction hob, dishwasher, sink, fridge and freezer, microwave, kettle, toaster, Krups espresso coffee machine and a slow cooker. Lots of pots, pans, crockery, cutlery, and utensils, plus a walk-in pantry.
    • Dining area with central six-place dining table and chairs. Sizeable, double-glazed sliding door leading to the patio and garden. Fantastic views to Arnison Crag.
  • Boot/utility room, off the kitchen, with a washing machine, tumble dryer, hanging rails that are ideal for hanging your wet gear, and the main doorway leading to the side of the property.
  • Living room with a fabulous wood-burning stove, two two-seater sofas and an armchair, Internet-enabled TV, choice of board games and books, and a concert-grade piano (pianists are welcome to enjoy – but not with sticky fingers!).
  • Shower room - beautifully decorated with slate tiles, rain shower, toilet and basin.
Upstairs – 5 x carpeted stairs with a handrail to the landing, further 7 x stairs to the first floor. Carpeted stairs with a handrail.
  • Bedroom 1 - En-suite with a wrought-iron king-size double bed, bedside tables and lamps. A chest of drawers with additional hanging space behind the door. En-suite bathroom with walk-in shower, heated towel rail, toilet, and basin. Views of the fells from the window.
  • Bedroom 2 - Large bedroom with dual-aspect windows and views of the fells. Two full-size single twin beds with under-bed storage. These can be zipped and linked on request to form a super-king-size double bed. Antique hand-made wooden headboard and bedside tables.
  • Bedroom 3 – Full-size single bed. Window seat for small stargazers.
  • House bathroom - Freestanding cast iron rolltop bath with views to Place Fell, toilet, basin, and heated towel rail.
Outside:
  • Off-street parking for one car. Pathway leading to the house.
  • Established garden with fabulous views in all directions.
  • Patio area with garden furniture, a charcoal/wood BBQ, and a lawn area. Upper lawn and borders with wooden love seat looking over to Deepdale.
  • Weekly arrivals are welcome on Sundays.
  • Short breaks (arriving on a Sunday) are available between the 1st of October and Easter Weekend or within 45 days of arrival. (Excluding half-term, Christmas and New Year weeks).
  • One dog is permitted downstairs at Rooking Cottage. Additional dogs are strictly by prior arrangement. The garden may not be completely dog-proof (as demonstrated by the owners’ border terrier!).
  • Off-street parking is available for one car only. 
  • Services, super-fast fibre broadband, bed linen, towels, a starter supply of wood, kindling and firelighters for the fire are provided.
  • Home shopping deliveries are available with Tesco, Asda and Sainsbury's. 
  • Please note: The piano in the living room is of excellent quality and has sentimental value to the owners. Please don’t put drinks on top of it.
Patterdale

About the location

Patterdale is a picturesque village situated at the southern end of Ullswater Lake. The Lakeland village benefits from two pubs, The White Lion and the Patterdale Hotel, and a pretty church, which is a favourite starting point for walks. The 508 Bus Route operate between Penrith and Windermere, passing the end of the lane.

Adjacent to Patterdale, within walking distance, is Glenridding Village and the Glenridding Ullswater Ferry Landing. You can hop on board one of the boats to Howtown or further to the northern shores of Ullswater Lake for Pooley Bridge – or hire a boat at St Patrick’s Landing or the Sailing School.

Suppose you'd rather walk the fabulous Ullswater Way footpath from the cottage – it hugs the eastern shore to Pooley Bridge via Howtown. The village is also the starting point for several popular fell walks, including the Striding Edge path up to Helvellyn, Place Fell, High Street, Glenridding Dodd, the Helvellyn range, Fairfield and St Sunday Crag, so you'll be spoilt for choice!

The famous village of Ambleside is a 30-minute drive away, over the dramatic Kirkstone Pass, where you have a variety of pubs, restaurants and cafes. At the northern tip of Windermere Lake, you can again hop on board one of the Windermere Cruise Boats to Bowness Pier, or further to Lakeside at the southern tip, where you'll find the Lakeside Aquarium and Haverthwaite Steam Railway.
