Swarthbeck House is a newly refurbished 7-bedroom house situated on the eastern shores of Ullswater, near Howtown. It has lake access and plenty of walks right from the doorstep, including Bonscale Pike and Arthur's Pike.

The extensive ground floor comprises the grand entrance hallway and staircase, from which you have the spacious lounge with dual-aspect windows, three large three-seat sofas and a 50" Freeview Smart TV. The modern electric fireplace gives a sense of luxury and comfort.

The games room is next door to the living room and is a great space for watching sports or a film on the large TV. Why not challenge other guests to a pool or foosball game, especially if the weather isn't so good and you can't get out walking or exploring the area (it is the Lake District, after all)?

Family meals—the fabulous kitchen, fitted with modern appliances and beautifully decorated with William Morris tiles, will cater to your needs. The large dining room is opposite the kitchen, so it'll be easy to prepare hearty meals for everyone to enjoy around the large square dining table!

Now for upstairs—seven gorgeous bedrooms, including single, twin, triple, and double bedrooms, one of which has an en suite! Each bedroom has been tastefully decorated, and the large double-glazed windows allow you to enjoy the views.

While the inside is gorgeous, the outside space is equally as special - the property sits on the banks of Swarth Beck with a steady flow of water from the fells behind down to Ullswater below. The front of the house has a large paved patio area surrounded by established shrubbery with glimpses of Ullswater through the trees. Picnic benches and a BBQ make this space ideal for alfresco dining. Another slightly larger garden sits at the rear of the house. This space is equally special with views of Ullswater.

LAKE ACCESS: Guests at the house also benefit from access to Ullswater, a gorgeous stretch of private lakeshore (shared only with residents of two other nearby holiday cottages) perfect for picnics and water-related activities. Guests are welcome to swim, so why not bring your kayaks, SUP boards, or canoes? (Motorised craft are not permitted.)

First Floor:
  • Bedroom 1 - Two single beds & bedside tables. Views to the rear garden.
  • Bedroom 2 - Single bunk beds. Views to the rear garden.
  • Bedroom 3 - Single bed. Views to the front of the property and the fells.
  • Bedroom 4 - Single bed and single bunk beds. Views to the rear garden.
  • Bedroom 5 - King-size zip & link double bed & bedside tables (Can be a twin on request). Views to the side and rear garden.
  • Bedroom 6 - King-size double bed with bedside tables. Views to the side and front of the property and the fells.
  • Bedroom 7 - King-size double bed with bedside tables and en-suite with shower, toilet and basin. Views to the side and the front of the property and the fells.
  • Bathroom - Bathtub with handheld shower, basin, toilet and decorated with William Morris tiles.
Outside:
  • Large paved patio space with BBQ facilities at the front, overlooking the beck that flows down from the fells to Ullswater.
  • Large grassed garden area to the rear with garden furniture.
  • Guests are welcome to paddle in the beck next to the house, but do so entirely at your own risk. Children must be supervised at all times and paddling should not be done after heavy rainfall.
  • Bed linen, towels, services and a starter supply of guest consumables are included in the rental price.
  • Swarthbeck House is accessible via a gravel driveway, shared with the farm cottages further up the drive.
  • Two dogs are permitted; additional dogs are by prior arrangement, subject to breed and size. Please contact us before booking to enquire. 
  • Guests are welcome to use the lakefront area for swimming or enjoyment; however, there are no lifeguards, and its use is entirely at your own risk. The lakefront area is not exclusive and is shared with guests of a neighbouring holiday property.
  • There is no oil or gas at the property. The house benefits from modern electric radiators throughout, with double-glazed windows. All the fireplaces are now decorative only.
  • Charging of electric vehicles is strictly prohibited due to the rural electricity supply.
  • While this property offers WiFi, it is currently rural broadband ±10Mb down/5Mb up, suitable for streaming services, but speeds may reduce when many guests connect. 
  • A decorated Christmas tree is provided for Christmas week and New Year weeks.
  • Hen & Stag events are not permitted.
