The Great Barn is furnished to the highest of standards and will please even the most discerning of guests. Underfoot, you will be walking on the finest Brintons carpets. Brintons have been awarded the Royal Warrant, which indicates the standards you can expect throughout. All the beds are handmade by And So To Bed, a specialist in fine antique-style beds, and our mattresses are Vi-Spring Elite - one of the best mattresses money can buy.

Don't forget the grounds include your very own private stretch of lakeshore, traditional boathouse, and jetty for ultimate selfie settings. Your security is paramount; there is gated access and CCTV for discreet privacy. If you are pushed for time and need a helicopter taxi service, there is space for landing right in front of the property.   • Enter the spacious living area with dual-zone seating and large-screen TVs. Via 18 steps, a mezzanine-level reading area with seating for 5 people overlooks the living area.
  • The kitchen, accessed from the living room, has sleek state-of-the-art equipment, including two built-in ovens, two fridges, one freezer, a microwave, a dishwasher, a Quooker boiling water tap, a 4-slice toaster, a Delonghi Magnifica bean-to-cup coffee machine, and a waste disposal unit.
  • Through the kitchen, you will reach the dining room with oak flooring, furniture, and a fabulous handmade dining table for eight.
  • Bedroom 1 - Butterwick suite has an antique-style king-size bed, and a blend of antique-style and contemporary oak furniture. The en-suite has a walk-in shower and underfloor heating.
  • Bedroom 2 - Ravenhowe suite has 5 steps down into it. It has an antique-style king-size bed, a lake view, access to the patio, and a blend of antique-style and contemporary oak furniture. The en-suite has a walk-in shower and underfloor heating.
  • Bedroom 3 - Loadpot has an antique-style double brass bedstead, a built-in wardrobe with sensational lake and mountain views, and an en-suite bathroom with marble fittings and a walk-in shower.
  • Part way up the stairs to the mezzanine is a utility room with washer and dryer
Upstairs
  • Bedroom 4 - Cockpit, accessed via a stone spiral staircase (15 steps), has a divan super-king-size bed and bespoke oak furniture. The en-suite has marble fittings, a walk-in shower, and under-floor heating.
Outside
  • Private tarmac drive and electronic security gate entrance (CCTV monitored).
  • Spacious parking area directly opposite the property (doubles as the helipad).

  • Although celebration events are permitted, please be considerate about noise levels after 10 p.m. if guests are staying at the nearby Waternook property.
  • The Great Barn and the adjacent Waternook can be booked separately. Therefore, Waternook may be occupied by guests during your stay at The Great Barn.
  • NOTE: A GBP 1,000.00 security deposit is required 14 days before arrival. This needs to be paid by bank transfer.

About the location

The Great Barn on the Waternook Estate is set in 27 acres of secluded, private grounds near the hamlet of Howtown on the shores of Ullswater. Just a few minutes stroll to the pier to board the historic Ullswater Steamer services that ply the full length of the lake.

Pooley Bridge is the nearest village (4 miles), where you will find great pubs, tea rooms and cafes, a village shop, a deli and the terminus for the Ullswater Steamers.

You are spoilt for choice for walking routes with low-level lake shore ambles and mountain-top hikes literally starting straight from the house. Famous mountain tops such as Helvellyn and High Street are within easy reach. This is also prime mountain biking territory with bridleways and other traffic-free routes nearby.

Nearby Penrith is an attractive traditional Cumbrian market town with a west coast mainline railway station, major supermarkets and a range of good independent shops including the wonderful J+J Graham's deli and bakery. On the outskirts is the Rheged visitor centre with IMAX cinema, exhibitions, adventure play, and specialist food and gift retailers.
