Townend Farmhouse is a beautiful self-catering holiday home on the western shores of Lake Ullswater, surrounded by breathtaking scenery in all directions.

The traditional four-bedroom farmhouse has been refurbished throughout with families in mind, while still maintaining many of the original features including the exposed wooden beams and mullioned stone windows.

Guests are given access down a private farm track to the public footpath which leads through the Marina to Another Place, a gorgeous hotel offering casual dining for lunch and dinner with great lake views. The nearest pub is The Brackenrigg Inn & Brewery, just half a mile up the road; and Pooley Bridge is a 5-minute drive away where you can enjoy a range of pubs, cafes and shops or board the Ullswater steamer boats to sail the length of Ullswater to Howtown and Glenridding.

Entry to the house is from the enclosed gravel courtyard, with parking for up to two cars. The ground floor comprises a lovely living room with comfy sofas, a coffee table and a Freeview Smart TV with streaming apps including Netflix, but you will need your own account to use them. If you need to do a bit of work while on leave, the solid wood desk is ideal.

Also on the ground floor is the well-appointed kitchen with a breakfast table. With wooden worktops, plenty of storage plus modern appliances including an induction hob, a dishwasher (nobody wants to be washing the dishes on holiday, right?) and a large fridge and freezer. If you do miss some homely chores, there is a washing machine too. All-in-all, everything you need to cook a lovely family meal after a day out exploring.

Talking of meals, the sitting room next door to the kitchen also has a large solid wooding dining table for six but can seat up to eight people. This room is lovely, with original stone mullioned windows and comfy sofa seating. A great space for the adults while the kids enjoy the living room.

Upstairs are four fabulous bedrooms, two double and two singles plus two bathrooms. Three of the four bedrooms benefit from views of Ullswater and the surrounding fells, especially the main bedroom with a coffee table and chairs situated in front of the sash widow. A great space to relax with a book and admire the views.

In the warmer months, the enclosed garden is a wonderful space where you can relax in the sunshine, or perhaps enjoy a family meal alfresco.

  • Sitting / Dining Room: Beautifully decorated with a comfy sofa and two arms chairs, exposed wooden beams and mullioned stone windows. Large solid wood dining table with seating for eight guests.
  • WC: Under the stairs, with a toilet and basin.
Upstairs:
  • A grand staircase with 12 Carpeted steps to the first floor and:
  • Bedroom 1 - Large room with a super-kingsize double bed and bedside tables, a dressing table and casual coffee table and armchairs in front of the sash window to take in the glorious views of Ullswater Lake. A large wardrobe with shelves and hanging space for clothes storage.
  • Bedroom 2 - Double bed with crisp white bedding, bedside tables, chest of drawers and cupboard storage. Large sash windows make the most of the view of the garden and Ullswater Lake.
  • Bedroom 3 - Single bedroom with a bedside table and lamp, chest of drawers and views to the rear of the property.
  • Bedroom 4 - Single bedroom with a bedside table and lamp, chest of drawers and views of the garden and Ullswater Lake.
  • Bathroom 1 - Bath with a handheld shower and a mains-plumber shower over it. Toilet, basin and a heated towel rail.
  • Bathroom 2 - Bath only with handheld shower. Toilet, basin and heated towel rail.
Outside:
  • Enclosed garden with outside garden furniture and parking for up to two cars.
  • Townend Farmhouse is one of the buildings on the farmstead, with the owners living in the main house next door.
  • Both fireplaces, in the living room and sitting room, are not in use and are decorative only. The house is lovely and warm thanks to the central heating throughout.
  • One dog is welcome at Townend Farmhouse. Additional dogs may be accommodated by prior arrangements subject to their breed and size.
  • Important: Dogs must be kept on a lead, and children supervised while walking through the farm fields because of the roaming livestock.
  • Crisp white bedding and towels are provided for guests.
  • Superfast FTTC Broadband is available and the Smart TV in the living room has streaming apps. Your own accounts are required.
  • Charging of electric vehicles is not permitted.
  • The undercover section of the garden has two useful hooks for bicycle storage.
  • A travel cot and a high chair are available on request. Please note: There is no stair gate - The stairs are too wide to fit a stair gate

About the location

Watermillock is a small hamlet situated on the western shores of Ullswater, a 5-minute drive from Pooley Bridge and the northern tip and a 10-minute drive from Patterdale and Glenridding and the southern tip of the Lake.

The area is easily accessible from the M6 Motorway (Junction 40) at Penrith, which is the nearest large town where you will find a choice of supermarkets, petrol stations and the Penrith Train Station which is a stop on the west coast mainline between London and Scotland.

You'll be spoilt for choice when it comes to walking, with many routes nearby including the Helvellyn Range, Place Fell and High Street. Conveniently, there is a bus stop nearby to reach these destinations without the car. You can catch the 508 bus service to many nearby attractions including Aira Force Waterfalls, or continue all the way, over Kirkstone Pass to Windermere. An added benefit is all single-journey bus fares throughout Cumbria are capped at GBP2.00 per person.

In the opposite direction is Rheged Centre or further to Perith where you can explore the ruins of Penrith Castle. The Bus service is particularly cost-effective now with att single fares capped at GBP2.00 until the end of 2024!
