A great opportunity for two families to holiday together while maintaining an element of privacy

As far as group accommodation in the Lake District goes, both properties are just stunning! They are furnished to the highest of standards and will please even the most discerning of guests. Underfoot, you will be walking on the finest Brintons carpets. Brintons have been awarded the Royal Warrant, which indicates the standards you can expect throughout. All the beds are handmade by And So To Bed, a specialist in fine antique-style beds, and our mattresses are Vi-Spring Elite - one of the best mattresses money can buy.

The private grounds include your very own stretch of lakeshore, a traditional boathouse, and a jetty for ultimate selfie-setting. Your security is paramount; there is gated access and CCTV for discreet privacy. There is a secure building at Waternook to store outdoor equipment, such as bicycles or walking gear. Enjoy the swathes of space for the clean mountain air, a choice of seating on the barbecue terrace, and instant access to the lake shore path along the eastern shores of Ullswater.

Waternook, sleeping 12 in six luxury suites, includes a private cinema room with state-of-the-art technology, lounge and reading rooms; state-of-the-art kitchen and dining terrace with awe-inspiring views; spa and Wellness Sanctuary featuring a Laconium (like a sauna but a gentler dry heat) and bar area leading onto the yoga terrace, where there is a lake-view hot tub. For the music lovers amongst you, Waternook is powered by a state-of-the-art 9-zone SONOS invisible multi-room system complemented by KEF in-ceiling speakers.

The Great Barn

The Great Barn, sleeping 8 over 4 luxury suites, is also fitted with state-of-the-art technology, a spacious lounge, a mezzanine reading area, a modern kitchen, and a dining terrace with awe-inspiring views. For the music lovers amongst you, the Great Barn is fitted with a Sonos invisible multi-room sound system complemented by KEF in-ceiling speakers.

Ground Floor
  • Enter the Lake View Room, which has two seating areas: one with a log burner and the other with a Smart TV.
  • A few steps up lead to further seating and the entrance to the dining room/kitchen, which has a lake view and a large dining table seating 12.
  • The kitchen has all the mod cons, including two ovens, two dishwashers, two fridges, a freezer, a salad drawer, a coffee machine (bean-to-cup), a Quooker boiling water tap, a warming drawer, temperature-controlled storage for red and white wine, and a waste disposal unit.
  • The cinema room has sumptuous seating, a deep carpet, and a giant screen with surround sound.
  • The 'Wellness Zone' has a bar area (drinks are not supplied), a Laconium (like a sauna but with a gentler, drier heat), bi-fold doors to the 'yoga terrace', and a hot tub with outdoor corner suite, lake, and mountain views.
  • Dog-friendly spacious 'boot room' with underfloor heating, sink, and cloakroom.
  • The ground-floor Bonscale suite has a king-size brass bedstead, bespoke oak furniture, a wall-mounted TV, and a spacious luxury en suite with underfloor heating, a deep bath, and a walk-in shower.
  • 13 steps to the first-floor level and all the remaining 5 suites.
Upstairs
  • The Boredale suite has a king-size brass bedstead, bespoke oak furniture, wall-mounted TV, access directly to the hot tub terrace and an en suite with underfloor heating and a walk-in shower.

  • The Pikeawassa suite is the largest of the suites and has a dual-aspect view, striking super-king-size metal bedstead, bespoke oak furniture, a wall-mounted TV, and a two-part 'en-suite' featuring a stand-alone deep bath with its own wall-mounted TV and a further en-suite room with a walk-in shower with rain shower head and hand attachment.

The Great Barn:

Ground floor
  • Enter the spacious living area with dual-zone seating and large-screen TVs. Via 15 steps, a mezzanine-level reading area with seating for 6 people overlooks the living area.
  • The kitchen, accessed from the living room, has sleek state-of-the-art equipment, including two built-in ovens, two fridges, one freezer, a microwave, a dishwasher, a Quooker boiling water tap, a 4-slice toaster, a Delonghi Magnifica bean-to-cup coffee machine, and a waste disposal unit.
  • Through the kitchen, you will reach the dining room with oak flooring, furniture, and a fabulous handmade dining table for eight.
  • Bedroom 1 - Butterwick suite has an antique-style king-size bed, and a blend of antique-style and contemporary oak furniture. The en-suite has a walk-in shower and underfloor heating.
  • Bedroom 2 - Ravenhowe suite has 5 steps down into it. It has an antique-style king-size bed, a lake view, access to the patio, and a blend of antique-style and contemporary oak furniture. The en-suite has a walk-in shower and underfloor heating.
  • Bedroom 3 - Loadpot has an antique-style double brass bedstead, a built-in wardrobe with sensational lake and mountain views, and an en-suite bathroom with marble fittings and a walk-in shower.
  • WC - Toilet and basin.
  • Part way up the stairs to the mezzanine is a utility room with washer and dryer
Upstairs
  • Bedroom 4 - Cockpit, accessed via a stone spiral staircase (15 steps), has a divan super-king-size bed and bespoke oak furniture. The en-suite has marble fittings, a walk-in shower, and under-floor heating.
Outside
  • Private tarmac drive and electronic security gate entrance (CCTV monitored).
  • Spacious parking area directly opposite the property (doubles as the helipad).
  • Grounds (shared access with guests at Waternook) with private area of lakeshore, boathouse and access to Ullswater lakeshore public footpath.
  • Three picnic tables on the lakeshore by the boathouse and jetty.
  • Luxury bath & hand towels, and 'Waternook' luxury bath robes are provided.
  • The rental price includes all heating, power, a starter pack of consumables, and Luxury Pure Lakes brand toiletries. 
  • Welcome hamper containing Prosecco, local cake, milk, butter, jam, marmalade, chocolates, biscuits and coffee beans for the bean-to-cup coffee machines.
  • 2 Dogs are permitted per property; please enquire if you have more than 2 dogs before booking.
  • Parking for up to 10 cars.
  • Although celebration events are permitted, please be considerate about noise levels after 10 p.m. since the valley is a quiet area at night.
  • Logs are supplied in both properties for the first night's use of the log burner. Further log supplies are available at Pooley Bridge.
  • Additional cleans during stays can be arranged with prior notice. A charge is payable for this service.
  • Four travel cots and high chairs are available on request (Cot bedding not provided)
  • Two additional camp beds are available upon request and are suitable for children only.
  • Duvets and pillows are down-filled. Please let us know if you need non-allergenic versions.
  • Good wi-fi speed and mobile signal are moderate for most providers.
  • NOTE: A GBP 1,000.00 security deposit is required 14 days before arrival. This needs to be paid by bank transfer.

Howtown

About the location

The Waternook Estate is set in 27 acres of secluded, private grounds near the hamlet of Howtown on the shores of Ullswater. Just a few minutes' stroll to the pier to board the historic Ullswater Steamer services that ply the full length of the lake.

Pooley Bridge is the nearest village (4 miles), where you will find more pubs, tea rooms and cafes, a village shop, a deli and the terminus for the Ullswater Steamers.

You are spoilt for choice for walking routes with low-level lake shore ambles and mountain-top hikes literally starting straight from the house. Famous mountain tops such as Helvellyn and High Street are within easy reach. This is also prime mountain biking territory with bridleways and other traffic-free routes nearby.

Penrith is an attractive traditional Cumbrian market town with a west coast mainline railway station, major supermarkets and a range of good independent shops including the wonderful J+J Graham's deli and bakery. On the outskirts is the Rheged visitor centre with IMAX cinema, exhibitions, adventure play, and specialist food and gift retailers
